Market Job Description
Wells Fargo - India and Philippines operates across 4 locations between India & Philippines with a combined strength of 29,000+ direct and vendor resources, providing enabling global talent capabilities for Wells Fargo Bank NA, in Technology, Operations, and Corporate Functions such as Risk, Finance and HR.
Reporting locally to the Head of COO Functions and globally to the Corporate Properties Group, Wells Fargo Bank, this position is responsible for overall management of the portfolio of real estate services delivered across India and the Philippines. The total facilities footprint is expected to be 5 million sq. feet with 3+ million current plus 2+ million coming online in the next 3 years. This role will be based in India at any of Wells Fargo's locations - Chennai, Bangalore or Hyderabad.
This role requires a strong experience in facilities management, property project development and administration functions (housekeeping, cafeteria, employee transport etc.). A strong understanding and capability in risk management across US, India and Philippines regulations, specifically on areas like financial crimes, anti-bribery, FCPA etc. will be crucial. Experience with multinational organizations and operations within the SEZ and PEZA ambit will be a key advantage.
Key aspects of managing the operation include, but are not limited to the following:
  1. Build a strong alignment with the Enterprise real estate team across the spectrum of services. Ensure global initiatives such as GREEN (Sustainability) are prioritized.
  2. Delivery of services
    1. Deliver a high level of employee experience in all employee touchpoints.
    2. Manage Employee services which include air-conditioning and power supply, water supply and plumbing, copy / print, mail and distribution, housekeeping, transport, pest control services, support for company events, logistics and SEZ Compliance, Cafeteria & Pantry Services.
    3. Develop and manage the department resources, capital, and expense budget.
    4. Drive process improvement and expense management initiatives
  3. Projects
    1. Coordinate with transactions and construction management teams on leasing and project matters.
    2. Coordinate across internal functions like Legal, Corporate Security, SCM and Finance to ensure key project requirements are met.
    3. Be the face of Wells Fargo CPG in the local markets with developers, architects, consultants and key vendors.
    4. Drive timeliness and cost adherence of projects.
  4. Risk Management
    1. Ensure a strong control environment is in place to manage operational, third-party, compliance and reputational risk in both ongoing operations as well as new projects.
    2. Form part of the Crisis Management team during natural calamities and internal disturbances that disrupt day to day routine. Build strong incident management capabilities.
  5. Local oversight of Enterprise Support teams. Partner with Enterprise CPG groups to establish global delivery capabilities in the I&P geography.

Market Skills and Certifications
Required to have 20+ years experience in facilities management, preferably with a multinational corporation, with 8+ years in senior leadership roles
Experience with in-house centres in SEZ and PEZA zones supporting the US would be a distinct advantage.
Qualifications - Post Graduate preferred.
Experiences should include familiarity with operations, projects and leasing in real estate.
Must have good understanding of global trends and practices in property management.
Must be able to demonstrate true results in impacting business outcomes and must be an innovative leader.
Demonstrated experience and comfort leading/partnering in a highly matrixed organization with positive results
Ability to handle multiple priorities and work to tight deadlines, coupled with a commitment to the highest quality standards and an eye for detail

Proven change management experience with solid decision making skills and analytical ability.

Good understanding of Six Sigma, Lean, etc. and a track record of continuous improvement through usage of the above quality tools. Experienced in process improvement and quality frameworks.
