Demonstrate agility and complete ownership in handling any crisis situations like water scarcity, fire, accidents, security incidents etc
Oversee upkeep of HT/LT electrical equipment, Transformers, DG Sets, Sewage Treatment Plant, Water Softening Plant and other heavy equipment such as Fire & Safety
Ensure smooth operations across Electrical, Plumbing, Reticulated Gas Supply, CCTV
Provide oversight for Civil Works
Oversee the smooth function of all soft skill functions such as House Keeping, Horticulture, Club House, Sports Facilities, Security, CCTV, Apna-Complex
Actively participate with ASOWS MC to prepare a budget. Track and implement as per guidelines.
Oversee Accounting function and work closely with internal and external auditors to ensure society financials are maintained with integrity in ethical ways
Participate in Vendor Selection and drive On-boarding process Improve Revenue Generation
Performance Management: SLA Review. Manage day-to-day operations of vendors across functions. Vendor shortlisting, monitoring, payments, evaluation.
Strong negotiation skills
Oversee PMS vendor performance, initiate surprise checks and audits, bench mark and track performance.
Weekly, Monthly, Quarterly Reporting
Record and maintain all management decisions, policy changes. Ensure Apna Complex tickets are monitored and tracked to closure as per SLAs demonstrating agility in responses and follow thru updates to the residents.
Ensure Membership Data Compliance
Participate and drive RFQ, RFQ and procurement process for various projects approved by General Body or Management Committee from
time to time such as LED lighting, HT Panels, Solar Energy options etc
Good MS OFFICE skills. Able to handle MS Outlook Word, Excel, PowerPoint
