4. Need / Purpose of the Job:

Upkeep the Facilities performing Planed Preventive Maintenance and repair maintenance on Air-Conditioning units such as Window AC ,Split Type AC, Cassette Type AC units, fan coil units, etc.

5. Duties (Basic elements of the job):

(daily, weekly, monthly, annually, randomly)

(a) Main

• Daily Inspection of Air-conditioning Units taking facility rounds.

• Perform Planned Preventive Maintenance upon AC Units as per schedule which includes Breakdown Service and Repair Maintenance.

• Tracking and maintaining the checklist and timely submission of maintenance reports to the Maintenance Foreman/Supervisor.

• Daily attending Maintenance calls, Request / Complaints received from end users.

• Suggests and Recommends for any changes/alteration/replacement of Air-conditioning unit.

• Carrying PPM activities on Window, Split and Floor mounted, and Cassette type Air-conditioning Units.

• Preparation of spares parts request and also ensure that all critical spares are readily available in stock.

• Installation and dismantling of the Air-Conditioning unit if required.

• Maintain Safety standards and quality controls while performing maintenance on Air-conditioning unit such as "lock out tag out" procedures, safe handling technics,

• Use standards PPE and Proper tools.

• Inspects buildings and facilities for the purpose of evaluating condition, identifying necessary repairs and recommending preventive maintenance.

• Maintains vehicle, tools and equipment for the purpose of ensuring availability in safe operating condition.

• Participates in meetings, workshops, trainings, and seminars for the purpose of conveying and/or gathering information required to perform job functions.

(b) Others

• In case of major/minor Breakdown, if required, shall work in extra hours to ensure the successful completion of the job.

• Following the guidelines given by the Maintenance Foreman/Supervisor accordingly

6. Responsibilities and Accountabilities:

a) Primary:

• Reviewing Compressor motor, Parameter and performance of Air-conditioner.

• Installing and dismantling air conditioning systems. Testing various type of Air-Conditioning systems for proper functioning.

• Performing emergency repairs such as compressor replacement, gas charging, and electrical repairs.

• Maintaining tools, ordering supplies, and making routine adjustments to maximize operational efficiency.

• Knowledge of storage and preservation of building materials, Proper operation of basic power tools

b) Secondary:

• To work in a team and assist Co-Workers.

• Flexibility as per work schedules and requirement.

• Ability to interact professionally with general workers and site engineers

9. Special Skills required for the job:

ITI / Diploma in Mechanical Refrigeration and Air-Conditioning from any recognized institute Or / Minimum 2 Years Field experience with tread test certificate from any recognized institute

c) Social: Team Player

d) Special: Willingness to work under pressure.
